Tijani Raja Dewa is a new concept development in the heart of Kota Bharu, Kelantan – an oasis in the heart of the city center. The development comprises 2 components: a high rise condominium and landed homes with shared facilities. Kota Bharu’s unique charm and way of life is captured and referenced throughout this new development, and its design focuses on creating exemplary modern living centered on social interaction, community, and gardens.

The essence of the Kelantanese way of life is its strong social and communal ties. Drawing inspiration from their close bonds and intimate sense of families and neighbours, each of the landed homes are designed without physical boundaries, akin to kampung living. Without unnecessary physical separation between the units, a sense of togetherness and unity can be nurtured. This by no means compromises the safety and security of the residents. A threetiered security approach is set in place so every parent can be assured of their child’s safety inside their compound. This harkens back to the good old days, when kids could roam freely while feeling secure.

To further enhance liveability, the units’ living quarters are kept separate from the vehicles. Houses are elevated on a landscaped deck, while cars and services are strategically placed on lower floors. The upper levels are landscaped with trees and lush gardens, with thematic parks and other facilities within walking distance from each home. The distinct separation of pedestrian and vehicle ensures that the entire deck is safe and walkable, to be fully enjoyed by all residents.

The strategy to lift living spaces to a higher plane also serves to tackle potential flooding issues. As flooding is common during monsoon season in Kota Bharu, issues of risk and sustainability were handled by referencing vernacular solutions. Drawing inspiration from the stilt houses historically found in this region, TRD’s elevated homes are protected from the dangers of floodwaters, should they rise. This also minimises damage during the wet season. Furthermore, a sizeable underground on-site detention pond is provided, to capture any surface run-off and to mitigate heavy rains.

The development strives towards sustainability and a green approach, and is designed and operated to reduce the overall impact of the built environment on its surroundings. Fittings and fixtures were selected based on their green credentials: LED lighting is used throughout the project, as are water-efficient fittings. These green principals also carried through to the construction stage, where responsible management of resources was emphasised in order to reduce its impact on human health and the environment during the building’s lifecycle.
